Booking Conditions
All clients renting our villa are advised of the following booking conditions:

Security Deposit
To confirm a booking a fully refundable security deposit of £150/$200 is required. This will secure the accommodation for you and is also used to cover any damages or missing items in the home. It will also be used to cover any extra rental charges due to early arrival or late departure from the home without prior consent. Also, if for any reason we do not receive the key back from you, a charge of £20/$25 will be deducted from the security deposit.

This security deposit will be returned to you by the same method you used to pay for the holiday. This will be done after your vacation has ended and the house has been checked (Subject to any damages, etc.)

Changes in Reservation
We understand that changes are necessary at times regarding your vacation dates. If this happens there is a £50/$50 Charge applied against your Security Deposit. If you cancel and the villa is not available for the new dates, you will lose your deposit.
Security Deposits can be held towards future reservations. Your rate may change based on your future vacation dates. Security Deposits will be held for a maximum of six months.

No Show
If you fail to arrive for your scheduled vacation , or cancel 7 days or less from your arrival date, without having notified us you will be subject to loss of deposit and the cost of the rental accommodation. We must have your cancellation in writing.

Changes or Cancellations
You must place in writing any requests with all relevant reference codes to :

Cancellations
Any cancellation of a booking by the client must be in writing and is subject to the following cancellation charges
If you cancel at any time, you will lose your security deposit.
Also...
If you cancel 8 weeks before arrival, there is a 20% cancellation penalty.
If you cancel 6 weeks before arrival, there is a 40% cancellation penalty.
If you cancel 4 weeks before arrival, there is a 60% cancellation penalty.
If you cancel 2 weeks before arrival, there is a 80% cancellation penalty.
If you cancel 1 weeks before arrival, there is a 100% cancellation penalty.


Cancellation for Reasons Beyond your Control
Force Majeur:
We shall not be liable for costs or losses incurred due to delays or cancellations in the clients vacation. Nor shall the client/guest have the right to terminate this Agreement for any delay or default in performing hereunder if such delay or default is caused by conditions beyond our control. These situations include but are not limited to: Acts of God, War, Insurrections, Government restrictions, Natural disasters (earthquakes, hurricanes, floods etc), Riots or other major upheaval, Performance failures of parties outside the control of the contracting party (e.g., disruptions in telephone service attributable to the telephone company or labor actions by employees of a common carrier), Any other cause beyond the reasonable control of the party whose performance has become affected. We strongly suggest that all clients purchase low & reasonably costing Travel Insurance for their own protection.

Travel Insurance
We strongly Suggest that your purchase Travel Insurance in advance of all your travel plans. If you go to any travel agent, tour operator or airline there are available inexpensive Insurance Policies to protect you in the event of your need to cancel within the penalty periods outlined above. If you do not purchase such insurance you could be charged up to the full rental cost of your vacation within the limits outlined above.

Credit Card Company Protection
***For US Customers***  Everyday in America thousands of clients reserve holidays and fail to notify their accommodations providers that they later have cancelled or changed their travel plans.

Recent changes in the United States Federal Consumer Regulations now allow accommodation providers to charge penalties against clients cards when reservations were made over the telephone, a name address and telephone number along with a copy of a confirmation can be provided as evidence and a client fails to abide by the cancellation policies that are published by the accommodations provider. It is very important that you do not reserve any accommodation and then think your credit card company will protect you if you fail to abide by the posted Booking Terms that we advertise.

Rental Period
Check - in time is after 4:00 PM on the first day
Check - out time is before 11:00 AM on the last day

Any changes to these times will be made only after permission has been given by us. Without prior consent, early occupancy or late departure from the home will be subject to ONE EXTRA DAYS RENTAL which will be deducted from the security deposit.

Limitation of Liability
Children must, at all times, be supervised by parents when using pool and hot tub facilities.
We do not accept any responsibility or liability for any accident, injury, illness or damage sustained by any person or their property during the rental period or use of pool/hot tub facilities, regardless of how it may have occurred.
We do not accept any responsibility or liability for any failure of services in the home / apartment regardless of how it may have occurred. However, in the event of a problem, the client should inform our local management who will endeavor to do everything within reason to rectify the problem.
We do not accept liability for the acts or omissions of our principals over whom we have no control (such as airlines, car-hire companies, home owners or the Buenaventura Lakes Golf Club) for whom we act in the capacity of agents. All information regarding the properties is checked to ensure the accuracy of descriptions. However, we are not always able to control all of the components of the facility and it is possible that an advertised facility may be withdrawn or changed due to circumstances beyond our control and for which we do not accept liability.

Please note that under no circumstances will any animals be allowed into the villa.

The premises are fully equipped by us. For specific questions regarding our holiday home, please freely enquire for more detailed information.

The customer is responsible for all damages caused to the rented premises or/and its contents during their stay.

By renting our vacation home, the customer acknowledges and agrees to all our terms and conditions.

We have worked very hard to buy this home as an investment. Please treat it with the respect it deserves.
