Q. What are your current rates and availability like?

Q. Your site talks about a lot of goods and services available for me to buy. When can I tell you what I want?

Q. Is there anything I should know before driving our rental car ?
A. A few things come to mind.
1) The vehicles are normally automatics with a column shift gear lever. It looks much the same as an indicator stick.
2) The handbrake can sometimes look more like our bonnet release catch (same sort of area too) However, it's always best to have a quick
look through the manual (in the glovebox) before you set off (on the right hand side!).
3) Have plenty of spare change ($1 bills and lots of coins) to pay for the road tolls
 

Q. How much are the toll roads to the Villa?
A. From Sanford Airport using the 417 (in October 2005) the tolls were as follows:

It's ALWAYS useful to leave the airport with at least $10 in dollar bills and quarters.


Q. Are there many Golf courses in the area?
A. There are lots of courses nearby, more info..

Q. What kind of home comforts can we expect at the villa?
A. Iron and Ironing Board
All Sheets, linens and towels for the maximum number of guests
Washer and Dryer
All dishes, pots and pans for average size meals. No major roasting pans or baking dishes.
Starter supply of soaps, toilet tissue or paper towels that will last your first day. This is a self catering villa so you can expect to purchase these extra items.
Mop, broom, vacuum and wash pail.
Items not supplied:
Beach size towels, hair dryers, extra garbage bags, food items, coffee filters or extra toiletries and hand towels.
Extra maid service by request and in advance of arrival if available.
BBQ's are available by rental through our management company's Guest Services.

Q. I am worried about the children using the pool without us knowing.
A. The patio doors have a charley bar lock out of the reach of small children. There is also a settable alarm that goes off if the patio doors are opened.
Children must, at all times, be supervised by parents when using pool facilities.

Q. Is there a telephone for use in the house and what are the charges?
A. Yes. There is also a dataport for use with a PC. Local calls are free, if you want to phone home, you can phone "Guest Services" and give them a credit card number. Then you will be able to dial internationally.                                                                                                   

Q. How Does your Free Broadband work?
A. There is a little box of tricks near the lamp & table near the kitchen.  There are full instructions on a sticker on the table. However, you should boot up your laptop, connect the LAN cable from the box to your computer and the box does the rest!
                                                                                                                                    
Q. Can we have the villa cleaned during our stay?
A. Yes, this can be arranged (at extra cost) through our management company.

Q. How do we get our the keys to the villa?
A. They will be couriered to you free of charge.

Q. Should I request the pool heating?
A. Pool heating is suggested from Mid-September until the  end of May at a cost of £75 per week.

Q. I noticed on your booking form that you offer a welcome food back. What do they contain?
A.Bottled Water, 2x Container of High Temperature Milk ,Fruit Juice, Loaf of Bread, Margarine, Jam, Tea Bags, Coffee Filter, Starter supply of Coffee, Sugar, Cookies. Assortment Packets of Cereal, English Muffins. These are especially valuable when arriving late at night.

Q. Is there a supermarket nearby?
A. Only the biggest walmart in Florida! They sell everything from a cheese sandwich to a 3 piece suite! They also have a pharmacy, McDonalds, photo processor,ticket agent...the list goes on! Check out the site for yourself. A new link road has opened up round the back which means that you can get there in under 5 mins!

Q. Can you recommend any good sites for flights/car hire?
A. Please see the NJD page under tickets and excursions.

Q. Does a short stay incurr any extra costs?
A. Stays of less than 5 nights are subject to a cleaning fee.

Q. How do you work out my quote if the holiday spans more than one "season"?
A. The quote will be broken down into daily rates.

Q. Is your availability calendar accurate?
A. The calendar is as up-to-date as possible. If there are any problems with your online booking, we will rectify them ASAP.

Q. Are Pets Allowed:
A. No. To protect future guests with allergies Pets are not allowed, except those assisting the disabled. Guests who fail to honor this obligation will lose their Security Deposit and will be removed from the rental immediately upon discovery.

Q. Can I smoke in the villa?
A. No. To protect future guests who don't like the smell of stale ashtrays, smoking is not permitted in the villa. Any guests who want to smoke must go outside and use the ashtrays provided. Guests who fail to honor this obligation will lose their Security Deposit and will be removed from the rental immediately upon discovery.

Q. From what times can I arrive at/depart from the villa?
A.
The standard time for arrival day is after 4pm.  The standard time for departure day is 11am. You can pay extra to have an early check-in/late check-out. Please email to confirm anything other than the standard times.

Q. What happens if I lose your villas keys?
A. Please look after The Sun Garden's house keys as if they were your own. If you do happen to mislay them, there's a standard charge of £50.

Q. How can I make a reservation?
A. Please book.

Q. How much and when do I pay for my vacation?
A. At time of booking, the security deposit and 20% of the total vacation price. When your vacation is less than 60 days away or if you have a special offer price, payment is required in full.

Q. What are your payment terms?
A. A deposit of 20% will reserve the villa for your vacation. The balance is due no later that 60 days before your vacation start date. If you are getting a special offer price, the balance is due in FULL at time of booking. You can pay by cheque, postal order or Paypal. Please see the book page. Please note that Paypal charge a fee of 4.5% which has to be passed on to you
.

Q. How much are the Security Deposits?
A. It will be £150. It is fully refundable after you check out without damage or theft.
 

Q. Why will I have to provide a Security (Damage) Deposit and what's it for?
A. The security deposit is to protect the villa against incidental or accidental damage while a guest is in residence. We also feel that the £150/$200 amount sends a clear message that each guest must be responsible for their own group or family. When you depart, our maids clean up the rental and submit a report.  We would hope that you told us you broke or damaged an item. If you don’t then your deposit will be applied against these damages.
Some guests question this policy and say they would never damage our villa. We know this may be the case but accidents do happen. When you check in to a hotel or rent a car in Florida you also are required to leave a Credit Card imprint or leave a large cash deposit. Our policy is not unique.
After your departure and the Maid's inspection report in place, your deposit is returned. It generally takes 10 to 14 business days for this to happen.
Please note that we always write you a letter and maintain on file video evidence of any substantial damages.

Q. What happens if I cancel a booking?
A. If you cancel at any time, you will lose your security deposit.
Also...
If you cancel 8 weeks before arrival, there is a 20% cancellation penalty.
If you cancel 6 weeks before arrival, there is a 40% cancellation penalty.
If you cancel 4 weeks before arrival, there is a 60% cancellation penalty.
If you cancel 2 weeks before arrival, there is a 80% cancellation penalty.
If you cancel 1 weeks before arrival, there is a 100% cancellation penalty.


Q. What happens if I need to cancel for reasons beyond my control?
A. Force Majeur:
We shall not be liable for costs or losses incurred due to delays or cancellations in the clients vacation. Nor shall the client/guest have the right to terminate
this Agreement for any delay or default in performing hereunder if such delay or default is caused by conditions beyond our control. These situations include but
are not limited to: Acts of God, War, Insurrections, Government restrictions, Natural disasters (earthquakes, hurricanes, floods etc), Riots or other major upheaval,
Performance failures of parties outside the control of the contracting party (e.g., disruptions in telephone service attributable to the telephone company or labor
actions by employees of a common carrier), Any other cause beyond the reasonable control of the party whose performance has become affected. We strongly suggests that
all clients purchase low & reasonably costing Travel Insurance for their own protection.
 
Q. What's the best way of getting around Orlando?
A. The best thing to do really is to rent a vehicle. The public transport isn't as comprehensive as it could be. Taxis are the best alternative to a rental vehicle.
Driving in the US can be very daunting at first, however it doesn't take long to get used to it. If you've ever driven in central London, you'll be way ahead of
the game!

Q. How many vehicles are permitted at the home? Am I allowed to park a motor home?
A. A maximum of 4 vehicles are allowed at any rental home in the Central-Florida area. Under the law, trailers (such as boat and moving trailers) are considered
to be vehicles. Overnight-street parking is subject to a $75 fine for each vehicle by the Osceola County Sheriff. Individual neighborhoods may have other
restrictions. Motor homes are not permitted in our neighborhood. They are subject to a minimum $ 150 fine by the sheriff. If you are traveling with a motor home
please consult with us first. We do maintain a list of local campgrounds where you may be able to park your motor home.
 

Q. What's all this about a "K-BUG" DVD?
A.
 K-BUG stands for "Know B4 U Go". The DVD has Point Of View (POV) footage of the The Sun Garden. This will give you a good idea of what the villa looks like 1st hand. Kids love getting excited about their Disney holiday, and this DVD gives you all a little taster of what to expect from the villa and the surrounding area. The Welcome pack includes plenty of hints and tips for your visit, tailored maps, advice and FAQ's.

Q. I want to watch a DVD/Play a new Xbox/PS2 Game. Can I rent one from somewhere?
A.
Yes, there are at least two Blockbuster stores nearby. The closest is at the junction of the 192 and SR535. They wouldn't accept our UK Blockbuster card. Just bring along your drivers licence/passport and a credit card to obtain a US membership card.

Q. What happens if I miss my flight back home?
A.  Firstly, ask advice from a rep that works for your chosen airline company. See what they can suggest. We ended up buying a "mutual aid" ticket back home. This system benefits everyone as every airline is involved. You find out who is flying out to your home airport next and ask if they will give you the special "mutual-aid-missed-flight" price. It's normally a lot cheaper than organising another another ticket yourself.

Our villa is approx. 30 minutes drive from Orlando International Airport and 1 hour from Sanford Airport. We are situated in the Indian Point Neighbourhood, off Poinciana Blvd (4 miles south of the 192)
